Greece grants a renewable five-year residence permit to non-EU citizens who buy property above a set value. The threshold depends on where the property is: €800,000 in Attica, Thessaloniki and the larger islands — Crete included — and €400,000 across the rest of Greece. Either way the property must be at least 120 m². Every listing here is checked against the threshold that applies to its own region.

You do not have to live in Greece to keep the permit — unlike most residency routes.

The rules that catch people out
One property, not a portfolio
The investment must be a single property that meets the threshold on its own. Two €400,000 apartments do not add up to eligibility.
120 m² minimum
Introduced in 2024. A €900,000 apartment of 95 m² does not qualify, however expensive it is.
Different thresholds by area
€800,000 applies in Attica, Thessaloniki, Mykonos, Santorini and islands over 3,100 residents — which includes Crete. Elsewhere it is €400,000.
No short-term rental
Property used for the permit cannot be let on short-term rental platforms. Long-term letting is allowed.
Paid by bank transfer
The full amount must move through the banking system and be traceable. Cash at the notary does not count.
