Budget, island or mainland, how often you will actually be there, and whether the house needs to earn while you are away. We shortlist against that instead of sending you everything on the market.
See it properly
Video walkthroughs before you fly, taken by us, not the agency reel. Then viewings grouped into one trip so a week of travel does real work — usually five to eight houses across two or three days.
Check the paperwork
Title, planning permits, energy certificate, any semi-outdoor space that was closed in without a permit. Your own lawyer runs this, not the seller’s, and it happens before money moves.
Close and settle in
Notary signing, transfer of title, utilities into your name. Afterwards, help with short-term rental licences and management if you want the house to earn between visits.
